Emberline Properties is a real estate investment company. Emberline Camp is its flagship project. This page is about who is building it, and how.

The Company

Emberline Properties LLC.

Emberline Properties buys, renovates, holds, and builds. It is a New Hampshire limited liability company, formed in summer 2026, and a subsidiary of Santos Entities LLC. The work runs on three lines: renovation projects in New Hampshire and Massachusetts, short-term rentals in the White Mountains and Lakes Region, and land and development.

Emberline Camp is the flagship project: five cabins, a check-in lodge, hot tubs, and EV charging, purpose-built from a blank site in the Lakes Region, targeting a Memorial Day 2030 opening. Based in Manchester, New Hampshire.

Built in the openThe whole company is documented as it happens. When something slips, that's posted too.
Dates are targetsSeason-level targets, updated as real dates replace estimates. If construction runs long, opening moves to the next spring. Quality over schedule.
