What we do

Three lines of work.

Emberline Properties is being built as a full real estate company, not a single project. Each line pays for the next.

Acquisitions and renovationHouses that need work in southeastern Massachusetts and New Hampshire. We buy them, bring them up to a standard a family would buy, and sell them. Zoning, septic, and permits get checked before we talk price.
Short-term rentalsHomes in the White Mountains and Lakes Region that we own and run ourselves. Pricing, guest messages, and house standards stay with us, not a manager.
Land and developmentEmberline Camp is the flagship: five cabins designed from a blank site in the Lakes Region, targeting a Memorial Day 2030 opening. Smaller land and cabin projects come first.

Emberline Camp: purpose-built, not converted.

Emberline Camp is designed from a blank site for how people actually visit the Lakes Region: couples and small families, in every one of the four seasons. Not a subdivided house. Not a compromise. A camp.

The plan runs in stages, not dates. When a stage completes, or a date firms up enough to say out loud, it's announced here first.

Company formed

Emberline Properties LLC, a New Hampshire real estate investment company: the entity that buys, renovates, holds, and builds, and that will run the camp.

Renovations and rentals first

Emberline is buying renovation projects in New Hampshire and Massachusetts and short-term rentals in the White Mountains and Lakes Region, and running them well. Finished projects and operating properties build the record a project like the camp requires.

Camp land & approvals

The site is secured and taken through town approvals. The location is announced when ink is dry — not before.

The build

Septic, well, power, driveway, foundations — then the first cabins and the lodge. The unglamorous stretch that makes everything after it possible.

The camp opens

Two cabins, the lodge, hot tubs, and EV charging at opening; cabins three through five follow once the first season proves the model.

Why Memorial Day: a camp that opens at the start of summer earns its reviews in peak season. If construction runs long, opening moves to the next spring rather than into a New England November. That's a promise about quality, not a delay.
