Emberline Camp

Emberline Camp is the flagship project of Emberline Properties LLC: five cabins, a check-in lodge, hot tubs at every cabin, six EV charging positions, and lighting designed to protect the night, purpose-built from a blank site in New Hampshire's Lakes Region. The target is a Memorial Day 2030 opening, sequenced after the company's first operating properties.

What is being built

A small compound designed around quiet: five cabins, a check-in lodge with automated self check-in, and infrastructure built once for all five units, including a drilled well. Two cabins, the lodge, hot tubs, and EV charging come first; cabins three through five follow once the first season proves the model.

The sequence

The company was formed in summer 2026. Renovation projects in New Hampshire and southeastern Massachusetts come first, then short-term rentals in the White Mountains and Lakes Region, because finished projects and operating properties build the record that lenders and towns require. The camp's land and approvals come after that, and the location is announced when the papers are signed, not before. Then the build: septic, well, power, driveway, and foundations, followed by the first cabins and the lodge.

The budget

Build program: $1,198,230 in total. Phase 1 at $783,970 covers two cabins plus full-site infrastructure; Phase 2 at $414,260 covers cabins three through five. Cost per key: $239,646. These are current build targets, not quotes, and the figures update as bids and approvals firm up. Construction is funded by the company, its lenders, and its partners.
